What are the advantages of selling real estate at a Neighborhood SHOcase?
Selling real estate at the SHOcase is a date certain event that allows you to experience a quick offer and closing, eliminates lengthy negotiations, and provides the assurance the price paid was true market value.
How long has APD Solutions conducted Neighborhood SHOcases?
The Neighborhood SHOcase was developed by APD in the early 90’s in conjunction with the FDIC and Resolution Trust Corporation (RTC) as a solution to the Savings and Loan housing crisis. The RTC hired APD to address this problem by providing working families with an opportunity to purchase available homes in an easier way through the auction marketplace. At that time, the events were called Affordable Homeownership Opportunity Events. The events have been modernized to address today’s housing challenges and we now refer to them as SHOcases (Special Homeownership Opportunity).
What is the seller’s inclusion fee for participating in the Neighborhood SHOcase?
There is an inclusion fee of $400 that applies to each home placed in the Neighborhood SHOcase. The inclusion fee covers items such as the pre-marketing efforts. If your property requires a scope of work to determine the level of rehab needed, that can be completed for an additional fee.
Are the fees of Brokers and Real Estate Professionals protected?
Yes, Brokers and Real Estate Professionals that fill out a Broker Registration Form will receive their commission upon closing. The Neighborhood SHOcase is designed to benefit all members of the Real Estate and Mortgage community as well as consumers.
What properties are eligible for the Neighborhood SHOcase?
APDS accepts several properties for the Neighborhood SHOcase that include:
Local Neighborhood Stabilization Program Assets
Special Servicer/Institutional Investor Client Assets
Community Based Organization Property
Local Individual Small Property Owners
Local Homebuilders
Do I need to remove my listed property from the market to participate in the Neighborhood SHOcase?
No, properties should remain actively listed on the market. The SHOcase offer the listing agent an additional vehicle to augment current marketing efforts to pre-approved qualified buyers with a date certain sales event. In many cases, the homes are pre-sold before the SHOcase event.
Will properties be sold prior to the auction?
Yes! HBR.com allows you to view a property prior to the SHOcase. Sellers are highly motivated and will entertain all offers.
