What are the advantages of buying a home at the Neighborhood SHOcase?
Unlike the traditional negotiation process, the buyer controls the pricing. Every property in the SHOcase is already value priced and the SHOcase allows buyers to set even greater deals. The SHOcase gives a buyer the unique opportunity to set real-time values on properties. The SHOcase is also a one-stop shop for financial assistance programs (down payment assistance, closing cost).
How long has APD Solutions conducted Neighborhood SHOcases?
The Neighborhood SHOcase was developed by APD in the early 90’s in conjunction with the FDIC and Resolution Trust Corporation (RTC) as a solution to the Savings and Loan housing crisis. The RTC hired APD to address this problem by providing working families with an opportunity to purchase available homes in an easier way through the auction marketplace. At that time, the events were called Affordable Homeownership Opportunity Events. The events have been modernized to address today’s housing challenges and we now refer to them as SHOcases (Special Homeownership Opportunity).
How do you prevent investors from participating in the Neighborhood SHOcase?
The Neighborhood SHOcase is designed for owner-occupants that will reside in the property. The high bidder will sign an affidavit stating that they will reside in the property as their principle residence. We require all consumers to attend a buyer preparation seminar and obtain a bid letter to participate in the event. Investors may not bid on these properties.
How do I inspect the property?
All properties will be open for inspection on a weekend before the SHOcase dates. However, some properties can be shown by individual realtors on your schedule; they are available to answer property-specific questions and open house viewing questions.
What do I need to register for the Neighborhood SHOcase?
If you plan to attend, nothing as the event is free and open to the public. If you would like to buy a home, we recommend that you attend a buyer preparation seminar, be pre-approved by a SHOcase certified lender and bring a $1,000 earnest money deposit in the form of certified funds on the day of the event.
Can I use any Real Estate Agent?
Any real estate agent may represent you at the SHOcase if you're planning to buy a home. However, you are not required to have an agent in order to buy at the SHOcase. Your agent should fill out a Broker Registration Form prior to the event date and fax it to APDS at 404-921-3141 or email it to .(JavaScript must be enabled to view this email address).
Can I be pre-approved by any lender?
All lenders should be pre-approved to work with the SHOcase and they can send an email for more information to .(JavaScript must be enabled to view this email address).
Is my deposit refundable if I change my mind after the sale and decide not to buy the property?
NO. If a buyer does not close for any reason on or before the closing date, the initial deposit may be forfeited.
Can down payment assistance and buyer subsidies be used in the Neighborhood SHOcase?
Yes, assistance programs are welcome and consumers should ensure that they fulfill the education and eligibility requirements of these programs prior to closing on their home.
What happens once I have become the successful high bidder?
You will move to the contract room where you will present your check and complete the Purchase and Sale Agreements.
When and where are closings held?
Closings typically are 30 - 45 days from the seller's acceptance. Since the seller typically pays for closing services, a company has been selected and the location information will be provided to you in the contract room.
Will properties be sold prior to the event?
Yes! HBR.com allows you to view a property prior to the SHOcase. Sellers are highly motivated and will entertain all offers.
Is homebuyer education mandatory for participation in the SHOcase?
Consumers are required to attend a buyer awareness seminar. It is highly recommended to ensure that a consumer understands the home buying process.
