Getting ready to buy at the SHOcase…Four Easy Steps
The SHOcase event is st the place to go to find the homes your interested in based on what you’re able to pay. That’s the easy part; the work happens beforehand. The SHOcase process moves quickly so there’s no time to waste. During the month before the SHOcase you will need to get your questions answered, identify homes, and determine what you can afford.
There are Four Simple Steps:
- Attend a Buyer Preparation Seminar The buyer preparation seminar is designed to help you understand the SHOcase experience and to ensure you’re ready to participate. These seminars provide a basic homeownership education overview blended with information to help familiarize SHOcase buyers with the process. You have questions and this is where they get answered. The short class covers:
- How to View Properties Prior to the SHOcase - Ensures full clarity about property condition and establishes perception of value
- SHOcase Participation Criteria and Registration - Defines eligibility requirements and steps for approved participation
- SHOcase Terms and Conditions - Explains making auction bids, winning high bid, contracting and closing
- Assembling of Assistance and Supportive Services – Describes lending qualifications, how to obtain Down Payment/Closing Cost Assistance, and how to manage repair/rehab needs
- Get Pre-Approved by a SHOcase Lender All buyers are required to be pre-screened by a lender in order to buy at the SHOcase. Our lender partners have flexible products and are familiar with local buyer assistance programs that will help you maximize your buying capability. This step allows you to know in advance how much you can actually afford. It also give you a buying edge because sellers will know you’re a serious homebuyer.
- Make Sure to Get Bid Letter
- Select the Home of Your Dreams: We offer several opportunities to select, view, and inspect available homes. You can click the link below to view properties online or download a SHOcase brochure. The weekend before the SHOcase all properties will be open for viewing. If you’re not able to attend the Open House dates you can contact the listing agent to schedule a private viewing appointment. It is recommended that you select 3-5 homes that you would like to purchase. We strongly encourage you to personally see every home on your list. During the Open House, you can schedule to have an inspector come to each of the homes. - Come to the Neighborhood SHOcase with Earnest Money Once you have completed all the steps, you are all set for the SHOcase. Be sure to bring the following items:
- $1000.00 in certified funds
- Bid Letter
- Picture ID
